Is Solthea Apartments only for adults aged 55+ and above?
No, Solthea was developed to provide housing for older adults and people with disabilities. Under a recorded agreement with the City of Portland, at least 36 of our 48 apartment homes are occupied by households headed by someone 55 or older or that include a member with a disability. All other qualified applicants are welcome too! Contact our leasing team for current availability and qualification details.

Is Solthea a community with on-site support?
Yes! Our professional on-site management team is available to assist with resident needs, answer questions, and help ensure a positive living experience. Emergency maintenance services are also available 24 hours a day, seven days a week, ensuring urgent maintenance issues can be addressed promptly at any time.
What are the application requirements?
To qualify for residency, each household member 18 or older must complete an application and pay the screening fee. Each household must have a verifiable gross monthly income of at least 2.5 times the monthly rent. For applicants with rental assistance, the income requirement is based on your share of the rent. What fees are included in the application process?
There is a $20 screening fee for each applicant 18 or older. It is refunded where Oregon law requires, for example if we don't complete your screening.
When is rent due each month?
Rent is due on the 1st of each month. Rent not received by 11:59 p.m. on the 4th is late, and a late fee may be charged starting the 5th.
Are utilities included in the monthly rent?
Utilities are billed separately from your monthly rent. Residents will set up their own Portland General Electric (PGE) account, and water, sewer, and trash charges will be billed back to the resident.

Is renter's insurance required?
Yes, each household must carry renter's insurance with liability coverage of $100,000 per occurrence. You must list Solthea Apartments as an interested party on your policy and provide proof of coverage prior to moving in. Households at or below 50% of area median income are exempt from this insurance requirement, but we highly recommend you obtain renter's insurance. Talk to our leasing team for more information!
What types of floor plans are available?
Our community offers a variety of newly renovated studio, one, and two-bedroom apartment homes.
What apartment features come standard in each home?
At Solthea, our open-concept floor plans feature oversized windows, luxury vinyl plank flooring, modern cabinetry and countertops, ample storage, and spacious closets, with select oversized layouts and private patios available. Enjoy the convenience of brand-new stainless-steel appliances, including a full-size refrigerator, dishwasher, and over-the-range microwave, plus heating and air conditioning for year-round comfort. Select apartment homes also feature an in-home washer and dryer, bringing even more convenience to your daily routine.
Are there in-unit washers and dryers?
Select apartment homes come equipped with an in-unit washer and dryer. We also have an on-site laundry care center.

Do you offer accessible apartment homes at Solthea Apartments?
Yes, Solthea offers select fully accessible apartment homes, and we welcome reasonable accommodation and modification requests. Ask our leasing team about availability!
Can a caregiver or live-in aide live with me?
Yes! Live-in aides can be approved as a reasonable accommodation at Solthea Apartments. A background check will be required on the caregiver.
Is Solthea Apartments smoke-free?
Yes, we do not allow smoking in our apartment homes or in our common spaces.

Yes! Solthea Apartments is a pet-friendly community and welcomes up to two pets per apartment home. Pet rent and breed restrictions apply. Our community also offers access to an onsite Pet Play Area and Dog Washing Station!
What are the pet-related fees?
There is a $300 pet deposit per pet and $35 monthly pet rent, per pet (assistance animals aren't considered pets). Please contact the leasing office for additional details regarding pet policies, breed restrictions, and other requirements!
Is Solthea Apartments located nearby any dog parks?
Yes! Solthea Apartments is conveniently located near Lents Park, which features a designated dog off-leash area. For even more convenience, Solthea also offers residents a private onsite pet play area and dog washing station, making pet-friendly living part of the experience right at home.
